As the retailpocalypse continues to progress, many American cities still continue to find some way to build brand new shopping centers.
My video on YouTube (left) shows off the progression as of July 2019, and I discuss the major portion of the soon-to-be Pershing MarketPlace.
I did, however leave a some information out of this video, which will appear in today's article. Officially, Pershing MarketPlace only encompasses the area between College Drive and McCann Avenue along East Pershing Boulevard and Atkin Street; however, we will also look at the properties between McCann Avenue and Ridge Road, and East Pershing Boulevard and Holmes Street.
History/Progression of this Shopping Center
Originally, there wasn't much here. It started as a Taco Johns and a "mini big-box" store, which most recently was the location of both Z's Home Furnishings and Karousel Kids: Cheyenne Childrens' Store. The annual Delta Kappa Gamma book sale was held in this "mini big-box" store one year, and I believe this was also a Western-Style store at one time, based off of the sign that appears with Z's (right). It also had a house at the north east corner, which became abandoned and was torn down approximately 5 years ago.
In 2007, a Child Care Center was build on the South West corner of the area which is still in operation today.
About two years ago in mid 2017, the Taco Johns was torn down and rebuilt in a more modern style, and before rebuilding began on TJ's, the Z's Home Furnishings building was torn down. By the end of 2017, plans to build a shopping center in this location were approved, which lead to the current construction of the area.
Construction Begins
Plans to redevelop the area were approved, which would allow new businesses to open. Among the bunch of potential commercial opportunities were about eight different buildings. Currently, five buildings are in the process of being built at the east end of the shopping area, as well as two at the west end. Based off of a recent video (posted in late June) on YouTube, the MarketPlace focuses on the east end, where 7 planned sites are located, with potential building expansions. Using Google Earth, here is a basic idea of the current plans which are in the works:
The area not in black and white is where the land was set up for new building to occur. The area to the east, labeled with a green box, is the main area seen as the Pershing MarketPlace. The area to the west which has labels on top of the highlighted areas are other sites in progress/nearly complete with the building process. There will also still be space south of Dog Haus that could be used in a future development (not marked on the map)
I am actually a bit unclear on just how much of the area is and is not part of the Pershing MarketPlace; it would appear that the area, as pictured below from LoopNet, is also part of the Pershing MarketPlace. However, it also looks as though these are individually sold lots, and the other area (included in my map above) is rented space within the Pershing MarketPlace. EDIT 09-30-2024: Officially, the Pershing Marketplace only includes the vicinity between McCann Avenue and North College Drive, as well as Atkin Street and East Pershing Boulevard.
None the less, based off of a map I found a map on LoopNet, the area east of McCann Avenue would appear to be included in the MarketPlace, and it is shown below:
Upcoming Businesses in the Area
From these two maps and recent videos, we have a good idea of plans for the layout, as well as what will be appearing in this shopping area.
Parallel to Ridge Road, there is Taco John's and Church's Chicken; it appears the Child Care Center is not included in the mix. At the "U/C" locations, a Breeze Thru Car Wash is in the process of being built. The Taco Johns is an originator, as mentioned previously; Church's Chicken will be the first of its brand in Cheyenne. The Breeze Thru Car Wash will be the second location of its brand in Cheyenne, with a third location planned on the south end of Cheyenne.
Along Pershing Blvd and College Drive (east side) there will be a Physical Therapist, Qdoba, Dog Haus, and DazBog Coffee, along with other potential locations for other businesses, including an A Class Fast Food Restaurant.
Why This Matters
Currently, there aren't many locations on the east side of Cheyenne to visit which are businesses. Compared to other commercial and residential areas in the city, this area is heavily lacking in businesses. Having many businesses opening will offer more options, in addition to potentially easing the stress on traffic in other areas of Cheyenne that are already heavy in traffic. This will likely give another boost to the economy, providing more jobs to people in the area and giving new options for places to visit. While traffic will likely be increased in this area after the entire shopping area is built, other areas will probably be relaxed some, likely creating an overall improvement in traffic flow.
